Grade-A warehouses are modern pre-engineered buildings featuring clear heights of 10-14 meters, allowing high-density vertical pallet racking. They use FM2-compliant concrete flooring that prevents dust generation and handles heavy loads (5-8 tons/sqm). Grade-B properties are typically older brick-and-mortar or basic steel structures with heights of 5-8 meters and basic concrete floors.
02. Safety, Fire Compliance, and Utilities
Grade-A facilities are designed to international safety standards, with integrated fire sprinkler networks, automated dock levelers, dedicated transformer yards, and backup generators. Grade-B properties often feature manual rolling shutters, basic fire extinguishers, and may require manual loading from the road level.
03. Rental Economics: Calculating ROI
Grade-A spaces in Delhi NCR command rentals between ₹18 and ₹28 per sq. ft., whereas Grade-B properties range from ₹10 to ₹16 per sq. ft. However, the vertical storage capacity of Grade-A means the cost per pallet position is often lower, and automated docks reduce truck turnaround times, offsetting the higher rental rate.
