The city's industrial zones are strictly demarcated under the Master Plan of Delhi (MPD). Major centers include Libaspur, Narela, and Bawana in North Delhi, Kirti Nagar and Najafgarh in West Delhi, and Okhla and Mohan Cooperative in South Delhi. These locations provide businesses with direct access to local retailers, corporate offices, and residential neighborhoods.
02. Last-Mile Delivery and Urban Logistics Demand
The exponential rise of e-commerce, quick-commerce (10-minute grocery delivery apps like Blinkit, Zepto, and Instamart), and direct-to-consumer (D2C) brands has redefined Delhi's warehousing market. Micro-fulfillment centers (dark stores) are in high demand across central and South Delhi. These facilities require smaller floor plates (typically 2,000 to 15,000 sq. ft.) but require immediate proximity to residential zones. Having stock stored locally in Okhla or Kirti Nagar allows delivery fleets to reach consumers within minutes, bypassing the traffic congestion that plagues entries into Delhi from the suburbs during business hours.
03. Key Warehousing and Industrial Clusters in Delhi
North Delhi hubs like Bawana and Narela offer organized industrial sectors with pre-allocated plots, wide roads, and structured utilities, making them suitable for small-scale manufacturing support and regional supply storage. Libaspur, located along the National Highway 44 (GT Karnal Road), is a busy cluster for wholesale trading inventory and transit goods, providing easy access to Haryana and Punjab. In contrast, South Delhi's Okhla Industrial Area and Mohan Cooperative Estate cater to high-value goods, electronics, pharmaceuticals, and high-end fashion logistics due to their proximity to premium retail markets.
04. Space Constraints, Ceiling Heights, and Infrastructure Challenges
Unlike the expansive logistics parks in Haryana or Uttar Pradesh, warehousing in Delhi proper often deals with space constraints. Many older industrial buildings and godowns feature lower ceiling heights (typically 4.5 to 7 meters) and traditional column configurations that restrict advanced vertical racking. Furthermore, narrow access roads in wholesale clusters like Sadar Bazar, Chandni Chowk, or Karol Bagh limit vehicle size. Commercial trucks are also subject to strict "No Entry" timings enforced by the Delhi Traffic Police, restricting heavy vehicle movements within city limits to late-night and early-morning hours.
05. Rental Rates and Commercial Terms in Delhi
Due to the scarcity of industrial land, rental rates in New Delhi are substantially higher than in neighboring Gurugram, Noida, or Ghaziabad. In premium South Delhi estates like Okhla or Mohan Cooperative, warehousing and light industrial rentals range from ₹40 to ₹80 per square foot per month. In the northern hubs of Bawana, Narela, and Libaspur, rates are more competitive, hovering between ₹20 and ₹35 per square foot per month. Lease structures in Delhi typically involve 3 to 6 months of security deposit, and escalations are often structured at 15% every 3 years or 5% annually.
06. Zoning, Compliance, and DPCC Environmental Consents
Any warehouse operating in Delhi must strictly comply with the Master Plan of Delhi (MPD 2021/2041) guidelines and MCD (Municipal Corporation of Delhi) regulations. Commercial operations require valid municipal trade licenses and factory licenses where applicable. Crucially, units must obtain environmental consent to establish and operate from the Delhi Pollution Control Committee (DPCC). Handling hazardous, chemical, or heavy industrial storage in non-conforming residential or commercial zones is strictly prohibited, and businesses must ensure their leased properties are located in designated conforming industrial areas.
